North Star Inspections comprehensive moisture inspection not only involves moisture testing with moisture meters, providing moisture readings per room, but surveying walls and ceiling utilising thermal imagery (infrared technology). Highly recommended for pre-purchase inspections, especially on plaster homes, and leak issues.
The combination of extensive Weathertightness experience, certified qualifications, and NZIBI membership, and high-quality infrared inspection tools and over 17 years performing thermal imagery, makes the North Star Inspections team a great choice for identifying if there is current water ingression issues in the property.
The North Star Inspections team will inspect the property’s interior and exterior and report on weathertightness building details, shortcomings, possible causation, and recommendations.
Thermal imaging adds to a standard Weathertightness Inspection the ability to scan large areas and identify thermal anomalies not visible to the naked eye.
It is a common misconception that if leaks are present there will be visible signs; and an accompanying smell. But this is not often the case. Yes, some leaks show staining, swelling to trim, bubbling to the gib, and often wet concrete smells; but this can often be visible a long time after ingression began and the damage within the walls can be severe.
Other times water infiltrates the rear of the timber framing causing decay, while the front of the timber is dry. Showing no visible evidence of the structural decay or unhealthy moulds within.
The Infrared camera detection of anomalies (cooler areas) at the rear of the frame, path travelled, water pooling on the ceiling (roof leaks), under decks (deck failure), or below showers (shower waterproofing failure) is the cameras forte.
Infrared is best performed within the property’s interior.
Exterior thermography is difficult due to weather and draught factors.
The camera is one tool is the inspection arsenal to be used with other moisture meters and extensive Weathertightness experience by a Certified Weathertighness Building Inspector.
Factors to be accounted for when utilising an Infrared camera:

If you suspect that you may have a leak in your building; dont’ delay. As any minor problems have the potential to escalate in cost.
